nofilter replaces the filter bar on an estate agency's website with a conversation that searches that agency's own book.

nofilter. Let them say it in their own words.

nofilter replaces the filter bar on an estate agency's website with a conversation that searches that agency's own book, in English and in Greek.

Put it on your site

The idea

A filter bar cannot take a sentence.

Bedrooms, price, area, go. That is the whole vocabulary. It has no room for a ground floor because of a bad hip, or a school run that has to stay under fifteen minutes, or a street quiet enough for a mother who has just moved in. Buyers have those reasons. They just have nowhere to put them.

In practice

It said no, and offered the nearest real thing.

two bedroom apartment in Strovolos under 300k, needs a lift and parking, quiet street for my mother

I don't have a two bedroom in Strovolos right now, the ones I can see there are one bedroom units. In Lakatameia though, #1790 is quiet, has a lift and covered parking, and fits your budget comfortably.

Would Lakatameia work for her, or does it have to be Strovolos itself?

Not quite your brief area: Lakatameia
Quiet setting, lift, covered parking, and two bedrooms, though it is in Lakatameia rather than Strovolos.

There was no two bedroom in Strovolos that morning, so it said so. Then it offered the closest listing that did exist and marked exactly what was wrong with it. An assistant that invents the flat you wanted costs the agency the viewing and the trust.

Why it can be trusted

Every number is checked before anyone sees it.

Checked against the record

Before an answer reaches a buyer, every number in it is compared against the listing it claims to describe. Anything that does not match is removed rather than softened.

Near misses are labelled

When nothing fits exactly, it shows the closest real listing and names the gap, instead of quietly dropping the requirement.

It says when it cannot help

If the book has nothing, it says so and offers to widen. A screen full of near-enough listings is how buyers learn not to trust a website.

The whole book

A village house and a beachfront villa are the same conversation.

An agency's book is not one kind of property, and a buyer looking at a three hundred thousand euro apartment and one looking at a beachfront villa ask in exactly the same way: in words, about a life. It reads both out of the same feed, in the same two languages, and it is as willing to say it has nothing at the top of the market as at the bottom.

Cyprus

Greek, the way people actually type it.

Greek script, Greeklish, with accents and without, place names declined half a dozen ways. All of it resolves to the same areas in the agency's book. The interface, the consent wording and the emails are Greek too, not an English product with the labels swapped.

For the office

The conversation is the lead.

Enquiries, with consent

A buyer asking for a viewing leaves a name and a number and ticks a consent box in their own language. It reaches the office with the conversation attached, so nobody starts from nothing.

Saved searches

A buyer whose brief nothing matches yet gets an email when something does. The search stays. The buyer comes back.

What buyers actually asked for

Every brief in the buyer's own words. That is the part a filter bar throws away, and it is the part that tells an agency what to buy next.

Installing

One line, where the filter bar was.

It runs inside a frame of its own, so nothing on the agency's page can style it, break it, or read it, and nothing it does can break their page. It takes their font and their corner radius so it does not look bolted on. The listings come from the agency's own CRM feed and refresh overnight.

Hold the button and watch the filter bar give way to the sentence a buyer would actually say.

Questions

The things agencies ask first.

Will it make things up?

No, and that is the part we built first. Every number in an answer is checked against the listing record before the buyer sees it, and anything that cannot be matched is cut. It is also allowed to say it has nothing.

Where do the listings come from?

Your CRM feed, refreshed overnight. It never answers from anywhere else, and if a feed comes back broken it keeps yesterday's book rather than showing an empty one.

What happens to what buyers type?

It is kept for up to ninety days to answer them and to tell you what people are asking for, then deleted. Leads and saved searches are kept on the same clock.

Does it slow the site down?

It loads in a frame of its own, after your page. Your site renders exactly as fast as it does today.

What if we want it switched off?

One switch, and it stops answering and stops sending mail from your address the same minute.

Getting started

Tell me what your book looks like.

Which CRM your listings live in, and roughly how many you have. I will come back with what it looks like running on your own listings, not a demo built on someone else's.
